Purchasing a Home abroad
If you still want to purchase a home, take some time to find out the legal position about purchasing property in your new country. For example in some countries it may only be legal for a foreigner to purchase a property if they pay the full amount, so you cannot obtain a loan for the purchase. In other countries it may be that property purchase is only possible for a local person. Foreign countries have their limitations on what non-citizens can do. There will be varied tax and real estate limitations, not to mention a maze of currency problems. Research on the Internet should provide you with enough information to make an informed decision before ever moving to the new country. You should have more than enough options for current information that will help you decide whether or not to buy. There may be a possibility for a housing exchange if the position you are filling is being vacated by someone returning to their home. As with anything, this option also comes with a set of complications that will have to be addressed as they surface. But it is something you might want to investigate.
Beware of citizenship in the new country. Some countries such as China and Singapore only allow you to be a citizen of their country so dual nationality is not an option. Also in the event of having legal problems your home embassy might not be able to work on your behalf if you have dual citizenship. Ask the local ex-pats what they are doing about their new homes. Are they buying or renting? Why did they make the choice? Who did they use as a translator and lawyer in the purchase? Can they give you any idea of the rates different people charge for needed services? Please remember that rates of pay in the new country can be considerably lower than in your home country.
You will have to consider that there will be additional expenses, such as travel home for the summer vacation or family problems, that would not apply if you still lived at ¡°home.¡± Check your company¡¯s policy on trips back to your country. Some pay the travel expenses for one trip home a year.
Please make sure that if you are going out of the country for a year or more that you can rent out any property you own to someone else without problems. You will need either a rental service that will collect the rents and maintain the property in your absence, or a competent, trusted relative.
